No more checkout chores: how to price the full turnover

Airbnb guests booked after Nov 20 won’t strip beds or wash dishes. Your cleaner will. Here’s how to rebuild your cleaning fee so the extra work doesn’t come out of your margin.

The short version
  • Your cleaner now owns beds, laundry, dishes and trash on every turnover.
  • Time one real turnover, then price the added minutes.
  • Airbnb shows guests the total price, so a bigger fee hits short stays hardest.
  • Longer minimum stays spread the fee across more nights.

What moved to your cleaner

For reservations booked on or after November 20, 2026, Airbnb hosts can't require guests to:

  • Strip beds or start laundry
  • Wash and put away dishes
  • Take garbage off the property

Light requests are still fine, like dishes in the sink or used towels in one spot. Anything more is now part of the clean.

Step 1: time a real turnover

Don't guess. Have your cleaner time one full turnover where the guest left dishes, beds made and trash inside. Compare it to a typical turnover today. The gap is what you're now paying for.

Step 2: rebuild the fee from parts

A cleaning fee that holds up has four parts:

LaborTimed minutes × your cleaner's rate
LaundryWashing, drying and linen wear
ConsumablesToiletries, paper goods, coffee, bags
TrashHauling or extra pickup if bins overflow

Example: if the new work adds 30 minutes at $40 an hour, that's $20 more per turnover before laundry and supplies.

Step 3: watch the total price

Airbnb shows guests the total price, fees included, in search results. A $20 bump is barely visible on a week-long stay and very visible on one night. Two ways to handle it:

  • Raise the minimum stay. Two or three nights spreads the fee out and cuts turnovers.
  • Move part of it into the nightly rate. Your dynamic pricing tool can absorb it on busy dates.

Step 4: update the cleaner's checklist

Write the new tasks into your cleaner's checklist and agreed rate, so nothing is assumed. Then remove the chores from your listing, guidebook, signs and scheduled messages. Under the new policy, nothing new can be asked after booking.

With StayLocal, the full turnover was always ours.

On full-service, our team handles beds, dishes, laundry, trash and supplies on every stay, covered by the guest cleaning fee. Nothing to reprice.
