One property, several Airbnb units: how to run it without the chaos

Duplexes, ADUs and room rentals on one lot can out-earn a single home. How to price, schedule and manage multiple short-term rental units on one property.

The short version
  • Give every unit a different guest so they fill each other's gaps.
  • Price each unit against its own comps, not the whole house.
  • Flat co-hosting: $425 first unit, $100 each added unit.

A house with an ADU, a duplex, or a home split into rooms can earn far more than one whole-home listing. It can also mean double the messages, cleans and calendar headaches. Here is how we keep multi-unit properties simple.

Give every unit its own job

The biggest mistake is listing every unit the same way. Units on one property rarely compete for the same guest.

  • A basement 2BR with a kitchen suits families and monthly stays
  • A private room with its own bath suits solo travelers and nurses
  • A shared-bath room is a budget product, priced and described that way

When each unit has a clear guest, they fill each other's gaps instead of undercutting each other.

Price each unit on its own data

Generic market data treats your rooms like hotel rooms and your ADU like a house. Neither is right. We price each unit against true comps for that product type, then group units with similar demand so minimum stays and seasonal rules stay consistent.

Stack the turnovers

One cleaner trip for two units beats two trips. We line up checkout days where we can, so cleans and restocks happen in one visit.

Keep shared spaces calm

  • Clear house rules for kitchens, laundry and parking
  • Quiet hours posted in every unit
  • Guest screening before booking, not after a complaint

Why a flat fee fits multi-unit properties

Percentage fees grow with every unit you add. Our co-hosting is $425 a month for the first unit and $100 a month for each added unit on the same property. A three-unit property is $625 a month, flat, in July and in January. Compare the models in co-hosting vs full-service.
