Your monthly owner statement should answer every money question before you ask it. Here is what to look for from any short-term rental manager.
By the StayLocal team · November 2026 · 3 min read
- Every reservation from every channel, line by line.
- One clear management fee and real descriptions on every expense.
- One payout number, every month.
If you have to email your manager to understand your statement, the statement is not doing its job. Here is what yours should show, and the questions it should answer on its own.
Every reservation, line by line
Each stay should be listed with dates, nights, channel and what it earned. Airbnb, VRBO and direct bookings all belong on one statement. If you only see Airbnb, you are not seeing the whole picture.
Revenue after platform fees and taxes
The number your fee is based on should be clear. Platform fees and occupancy taxes come off first, and the statement should say so plainly.
The management fee, shown once
One line, one percentage or flat amount, easy to check against your agreement. No surprise line items with vague names.
Expenses with real descriptions
Every repair and supply charge should say what was done, where, and why. "Maintenance $180" is not enough. "Replaced kitchen faucet cartridge, guest reported drip" is.
What you are owed, and when it lands
The statement should end with one number: your payout. You should know when to expect it. Our owners get statements and payouts monthly.
Five questions your statement should answer
- How many nights booked, and at what average rate?
- Which channel brought each booking?
- What did the property earn after fees and taxes?
- What was spent on the property, and on what?
- What is my payout, and when does it hit my account?
How we do it
We run every property through a channel manager connected directly to the booking platforms, so the data cannot be edited by hand. Owners see statements in their portal each month, plus the reservation detail behind them. Questions about how this works? See our FAQ & Onboarding.
